In a condo, most of the structure is already fixed.

A condominium already has its columns, beams, wet areas and windows largely fixed by the building. That removes some of the structural work you might have with a landed house. Compared with landed-house renovation, condo projects generally involve less structural and external approval work, although management or JMB approval may still be required for certain alterations. What you're mainly paying for is the layout within those limits, the carpentry, the finishes and the building's renovation requirements.

For a whole condo in Kuala Lumpur or Selangor, the budget can vary widely. Light work such as repainting and flooring may stay below RM20k. RM20k–RM50k can cover one or two rooms with some built-in work, while RM50k–RM100k is a more realistic range for a fuller renovation. Moving a kitchen or bathroom is one of the biggest decisions affecting renovation cost. Relocating a wet area brings plumbing, new falls, waterproofing and tiling into the job, and in most condominiums it will also require management approval. Keeping the kitchen and bathrooms where they are is often one of the easiest ways to reduce the budget without compromising the overall finish.

The same layout can be built at several specification levels. It's also one of the areas where vague quotations can be misleading. "Laminate" can cover a wide range of products and prices; a quotation that names the actual laminate code is much easier to compare.

A compact one- or two-bedroom unit and a larger three- or four-bedroom unit are different projects even at the same finish grade, simply because there's more floor area, more carpentry runs and more electrical points to price.
